The idea for this website was borne out of a meeting of minds between Cushman & Wakefield LLP and Savills Plc when acting against each other on a high profile dilapidations case.

This site has been created to focus on dilapidation issues across all commercial property sectors with the aim of providing independent thought leadership from Building Surveyors, Solicitors, Barristers, and Valuers, who are viewed by their peers as the go to dilapidations specialists.

At a time of sweeping change and market uncertainty UK commercial dilapidations claims remain notoriously uncertain, misunderstood, complex and expensive to resolve. This Dilapidations Thought Leadership site has been created as a non-partisan, cross industry forum aimed at collecting and delivering commercial owners, occupiers and involved professionals with practical advice, best practice solutions and insight from some of the industry’s most respected experts in their fields.

Alex Charlesworth

Alex is head of Cushman & Wakefield Building Consultancy team and is responsible for all commercial building surveying services. He specialises in dilapidations and landlord and tenant related matters, including exit strategy. Alex is an authority on dilapidations and has written a number of articles and given presentations to both Clients and Peers. He is viewed by the industry to be a leading Dilapidations practitioner.

Edward Shaw

Edward has specialised in the regulatory side of building surveying for over 20 years. He mainly practices in the area of landlord and tenant and now spends much of his time dealing with dilapidations disputes and lease or contract related property matters. Approximately 40% of Edward’s workload is expert witness related and includes presentation of evidence in both report form and under cross-examination

Milton McIntosh

Milton is a Consultant Property Litigation Solicitor with Excello Law. Milton deals with all aspects of real estate disputes, including the full range of landlord and tenant matters. Milton has particular expertise in dilapidations, being a former member of the RICS Dilapidations Working Group and involved in the writing of previous editions of the RICS Guidance Note on Dilapidations. Milton advises clients and writes regularly on the area of dilapidations.

Richard Kay

The firm was formed in 2002. It’s a partnership of two experienced Chartered Surveyors specialising almost exclusively in landlord and tenant. The firm deals with both commercial and residential property.
While the primary emphasis is on professional standards and quality of work, commercial and financial considerations are close to the surface. Landlords are helped to release maximum medium- and long-term value from their properties; tenants to conserve the resources devoted to the occupation of property.
The firm believes that, while landlords’ and tenants’ interests are technically opposed, best results are achieved for both by a measured and professional approach to the landlord and tenant relationship.
